2003 Fleetwood Wildernessl 39'

Is in fairly good condition. There are a few spots where water got in and has rotted out the wood. I have shown those areas in the pictures. Also the parts for the Gas Hot water are missing. I do have replacment parts but they are old and Im not sure if they will work. So I may or may not have the part working soon. Also I have all the curtains (I washed them) and will be putting them back in. The work that it needs would be the floor in a few spots needing the wood replaced, as well as part of the wall on the slide out. Also the awning needs to be replaced. I have the main structure for the awning, but the awning itself was completely frayed. The rest of the trailer is in working order.. and the hot water can be heated with electric aswell. It has a brand new (never used) toilet and kitchen faucet. The fridge and microwave are both in excellent condition. This model has the ducting for AC, but it did not come with the trailer. You could buy the AC that goes on the roof (the was sold as an option for this trailer) and install it if you wanted AC. I originally bought this to flip it. I purchased it from my best friend, who owned it for one year and bought it from the original owner. I was with him when he made the purchase. The original owner bought it new and kept it in a trailer park. He took excellent care of it, and when I took it, it was in near perfect condition. Unfortunetly I let it sit for 6 years and over time some water got into a few areas and rotted them out. Again it is only a couple areas where the floor is rotted (mainly a small part of the slide out, and under the bunk bed (storage area). The rest is solid. I washed it completely just recently. It could be used as is..
